The absolute 1st step when preparing to buy your home is to meet with a lender! This was once a strong suggestion, but now meeting with a lender and getting pre-qualified is a requirement within our Arizona residential purchase contract. By meeting with a lender in the beginning of the process, you can get a clear picture of what you can afford and of what you are willing to actually spend. You will then want to think about the size of home you will need. Would you like to have a 3 bedroom home plus a den, or does a true 4 bedroom home meet your need better? Do you need a garage? Would you prefer formal living spaces, or does the open feel of great room appeal to you more? Do you desire the roominess of a single family detached home, or are you searching for a maintenance free condominium?

Next you want to consider the location of your future Scottsdale home. Do you need to be near your workplace, school, freeway, hospital, or family? Once you find a property you are interested in purchasing, your agent will compare the asking price to the latest Scottsdale properties that have sold in its neighborhood.  

Writing and Negotiating a Contract: This is where your agent should shine. Based on the current market conditions, the strategy in presenting an offer can vary. In a highly competitive neighborhood, you should consider asking full price for the Scottsdale home, and even be prepared to be countered with higher than the asking price. However, if a home has been on the market for quite awhile, your agent can suggest a reasonable lower price than that of the list price and will negotiate on your behalf from there.

In the Scottsdale Real Estate escrow process, there are many things expected of the Buyer. First, once your contract has been accepted, you will be providing a Title/Escrow Company of your choice with your earnest money deposit. You as the Buyer (in a standard, unchanged contract), will have 10 days from contract acceptance to inspect the Scottsdale Home and request necessary repairs, or in extreme cases, cancel the contract. After the 10 day inspection period, your earnest money deposit can become negotiable should you back out for anything other than failing to obtain financing. You are expected to work closely and diligently with your lender to make sure that your escrow closes on time. Time is of the essence, always!
